DESCRIPTION
The Queen Emma Land Company (QELC) owns various parcels totaling 18 acres in Waikīkī, which are predominantly comprised of heritage lands that were directly distributed from Queen ‘Ēmalani’s trust. QELC has granted ground leases on all of the parcels, some of which have recently been renewed, such as the International Market Place. QELC selected WCIT Architecture and PBR Hawai‘i, to analyze the existing properties and develop a Strategic Asset Management Plan for the Waikīkī Portfolio. The Plan evaluated the Waikīkī Portfolio and provided recommendations for value enhancement over the long-term and for redevelopment in the near-term. Through these efforts the team defined the best long-term land use and asset management strategy for QELC’s Waikīkī Portfolio assets, and assessed the opportunities for the long-term and near-term strategic positioning of the properties. In developing the Plan, WCIT Architecture provided a development capacity assessment, cultural context, and strategic planning sessions with QELC.
